Prevalence
Home sales are more numerous than land sales because people need and want move-in ready homes where they can happily live their daily lives under shelter. With land, however, there’s not necessarily any buildings involved. Sometimes people will buy land in order to build a home on that land, or they may use the land for other purposes, such as farming or hunting grounds. You can usually find tons of listings of “homes for sale,” but not as many for “land for sale.”
Location and Customization
People looking to buy land are usually looking for the right location where there’s an opportunity that allows them to customize that particular land to meet their specific needs. That’s a different perspective than people looking for a finished house with granite kitchen countertops and oak floors.
Market Nuances
The market for land is less active than the housing market. There are fewer buyers. Because of that, selling land may take longer than selling a house, so sellers have to be quite patient.
With land sales, consider the type of property being sold, whether the land has been developed yet or not, its location, and market conditions. What kind of buyer wants rural acreage (and for what use) versus what kind of buyer wants a parcel of suburban land in a burgeoning neighborhood (presumably to build a new house upon)?
Land buyers will want to know about zoning information. What’s the location and capacity of water and sewer service? Is electricity available? Has a survey been done that shows property boundaries? Is the land near amenities or not? How far of a drive is a town or city?
